If a property owner has a independent janitorial service they/the property owner should give them a copy as well. Any property owner can be guilty of accidental vandalism of their decorative concrete surface (that they will want to blame on anyone but themselves) if not properly addressed at the time the project. is completed. If the property sells the property, another property management firm takes it over, a new janitorial service company is hired, etc. they all will have ready access to these cleaning and maintenance guidlines. In order to address slip fall resistance and COF's, it is suggested that after a architectural/decorative concrete surface has been sealed (specifically in relation to those routinely used by the public and/or commercial surface employees), incorporating the appropriate skid-resistant micro-media (shark grip, glass beads, etc.), be tested for COF to assure that the surface meets the ADA and OSHA guidelines. There are low cost slip meters that are readily available for purchase/use. Upon cure out of the sealer, test for COF, having the property owner and/or their authorized agent, sign off on the proposal/contract that the surface was tested for COF and found to meet the ADA and OSHA guidelines; so, if in the future someone slips on the floor neither the person that slipped or the owner of the property/surface will have a reasonable legal recourse against the flooring/surfacing system contractor.
Also noted in "basic limitations and exclusions" information as to the wearing off of the slip resistant micro medias over time due to surface usage and traffic patterns, with the resolution being a new coat of sealer/again incorporating the skid resistant micro media.
